The cost of building a custom home in Vermont can vary significantly based on size, location, finishes, and the complexity of the design. In general, most custom homes in the region fall in the range of $350 to $700+ per square foot for finished living space.
Costs may trend toward the higher end due to premium materials, architectural detailing, and the specialized craftsmanship these builds require. Our customers tend to spend between $450 to $600 per square foot. Site work, utility access, and landscape design can also impact your total investment, especially in mountain or lakeside locations where terrain and access play a role.

It covers the early planning stages — conceptual design, preliminary layouts, site evaluation, scheduling insight, project budget, etc. It does not authorize construction or purchasing materials.
Our Design & Development phase sets the foundation for your Vermont custom home. Services may include conceptual design, schematic layouts, preliminary budget estimates, site and feasibility reviews, subcontractor coordination, scheduling outlook, and setup in our Buildertrend client portal. If your project requires additional services such as architectural or engineering work, we can coordinate with trusted professionals. Any extra services are approved in writing and may involve additional costs.
We are not licensed architects or structural engineers. If those services are needed, we can coordinate with our trusted third-party partners on your behalf.
We retain ownership of all drawings, budgets, and documents until a Construction Agreement is signed and all invoices are paid.
We bill by the hour according to our rate sheet. Subcontractor services and purchased materials are billed at cost plus 15%. We usually bill once at the end of the phase, with payment due in five business days. Late payments may pause work and accrue interest.
Yes. Either party can terminate with five business days’ written notice. You’ll only pay for work done and expenses incurred to that date.
