From planning to commitment

Fixed pricing.
Defined phases.

We develop the scope and agree a fixed construction price before production begins. The contract sets phased payments, allowances and exclusions, with changes documented and approved along the way.

We also work with banks and construction lenders, coordinating contracts, budgets, schedules and draw documentation. We review the phase deposits and bank draw timing with you and your lender before proceeding, so the funding responsibilities are clear.

What might a new home cost with site work?

Examples using the $500–$650 per sq ft tier and a $150K site allowance. Design, land and extras are still additional.

Finished home sizeHome + site planning range
2,000 sq ft$1.15M–$1.45M
2,500 sq ft$1.4M–$1.8M
3,000 sq ft$1.65M–$2.1M

Substantial renovation planning

Apply these broad assumptions to the area being renovated. They are scope-based planning bands, not audited averages of Hudson projects.

ScopeRenovation workTypical direction
Interior renovation$250–$400 / sq ftFinishes, cabinetry and selected room updates, with the main layout and structure largely retained.
Full gut & reconfiguration$350–$550 / sq ftExtensive demolition, new layouts, kitchens or baths, and substantial systems work.
Major structural renovation$450–$650+ / sq ftSignificant structural changes and complex rebuilding. Additions and exterior improvements are separate.

Project management included. The calculator adds a 15–25% contingency allowance for existing conditions. Design, additions, site work and exterior improvements are separate. Kitchens, baths and concentrated high-detail work can exceed these bands.

Understand the numbers

Broad by design.
Clear about the basis.

New homes: finished square feet × selected construction range + the site allowance you choose. Fully custom uses $650–$750 per sq ft as an illustrative starting band, with an open upper end.

Renovations: home size × percentage renovated × scope range, plus 15% at the lower end and 25% at the upper end for contingency. This allowance is for planning; it cannot predict concealed damage or replace an investigation.

Results round outward to the nearest $50K, or $25K for the smallest renovation scopes. The new-home rates follow Hudson’s October 2026 cost guide. Renovation bands are preliminary planning assumptions and will be refined as scope and existing conditions become clear.

Smaller homes can carry a higher cost per square foot because kitchens, bathrooms and other fixed costs are spread over less living area. The calculator does not price these details individually.

Common planning questions

Before you put numbers to plans.

How much does it cost to build a house in Vermont?

Hudson’s custom-home planning guide starts at $400–$500 per square foot for efficient custom homes, $500–$650 for high-end custom homes, and $650+ for fully custom luxury homes. Add site development, design and any exterior features. These ranges reflect Hudson’s scope and service area, not an average for every Vermont builder.

What does cost per square foot include?

For a new home, the construction range covers conditioned living space, foundation, systems, interior finishes and project management. Design & Development, land, site work, garages, major outdoor living features, solar, batteries and furnishings are separate.

Why can Vermont site work change the budget so much?

A steep mountain lot, long driveway, ledge, drainage, winter access, septic design, well depth and utility distances can each affect cost. The $75K–$300K+ allowance is a starting point. A site visit and due diligence help establish a property-specific budget.

How should I estimate a partial renovation?

Start with finished home size and the percentage being renovated. A 3,000 sq ft home with 50% renovated means 1,500 sq ft of work. Then choose the depth of work. The proportion alone cannot describe the cost of kitchens, baths, structural changes or hidden conditions.

What size project is a good fit for Hudson?

Our focus is distinctive custom homes and substantial renovations in central Vermont’s mountain communities. We are especially interested in new-home projects with overall budgets of $1.5M–$3M and above. Renovations generally start around $250K, with broader transformations of $400K–$500K and above a stronger fit. Scope, location and availability matter alongside budget.

Is the calculator a fixed-price proposal?

No. It helps you explore feasibility before developing a detailed scope. Design & Development coordinates the drawings, selections, site information and budget. The applicable Construction Agreement establishes the scope and agreed price for the work covered. Learn about Hudson’s phased fixed pricing.

Scope before certainty

A reliable price
starts with a defined project.

Early in the process, we can discuss bracketed budget ranges. A reliable construction price depends on defined scope, drawings, selections, site information, subcontractor input, and schedule expectations.

Design & Development brings those details together so you can understand the expected investment before signing the Construction Agreement.
