Patrick helps establish the vision. Collin develops it with you, with early estimating input connecting layouts, materials and budget as the design takes shape.

What happens here
Collin develops the early direction with you through layouts, drawings, materials and design studies. Patrick remains involved in creative direction, while estimating and preconstruction input test cost and buildability as the choices develop.
Together, the team clarifies the site plan, scope, feasibility, selections and cost model before a fixed price Construction Agreement. Design & Development is a separate planning phase and does not authorize construction.

Agreement & preconstruction
Move forward with a fixed construction price, defined scope and phase payment schedule. We coordinate permits, trades and materials, with a clear process for approving changes.

Once the design direction, scope, selections, and budget model are developed, and you are comfortable moving forward, we prepare the Construction Agreement.
After it is signed, we organize final plans, permits, trade coordination, long-lead materials, and schedule expectations before construction begins.
